WHAT IS CHECKED

A CP12 covers the lot: boiler, fire, hob, oven, any gas appliance the tenant can use. Each one is listed on the record separately.

The pipework is tested for soundness before anything else. A drop tells us there is a leak to find, and that gets dealt with before any certificate is issued.

Every flue is checked for spillage, and room ventilation is checked against what the appliance needs. This is the part that catches carbon monoxide risk.

Flame supervision devices and cut-offs are tested rather than assumed working. If one has failed, the appliance is classed unsafe and made safe there and then.

Checked against the manufacturer figures for each appliance, so you know they are burning correctly and not just lighting.

You get the CP12 the same day. Your tenant needs a copy within 28 days, a new tenant needs one before moving in, and you keep the record for two years.

IF AN APPLIANCE FAILS
Sometimes the check tells you the boiler is past saving.
If an appliance fails the check it gets turned off and you get told plainly what is wrong and what it costs to put right. If the boiler is past economic repair, these are the four we fit, all fully fitted, VAT included, with a 10 year warranty.
