THE SHORT ANSWER

Twelve to fifteen years, if it has been serviced and the system is clean.

Twelve to fifteen years, if it has been serviced and the system is clean.

Twelve to fifteen years, if it has been serviced and the system is clean.

A well-fitted modern combi on a flushed system with a filter will usually give you twelve to fifteen years. On a dirty system that has never been serviced, eight is more realistic. The honest rule we use: once a boiler is past ten years old and the repair is more than about a third of the price of replacing it, you are usually better off putting the money towards a new one with a fresh 10 year warranty.

Age on its own tells you very little. What the boiler is doing tells you a lot.

SIGNS IT IS NEAR THE END

Three signs the boiler is on borrowed time.

1

It is being repaired more than once a year

It is being repaired more than once a year

One fault in a decade is bad luck. Two or three in eighteen months is the boiler telling you something. Add up what you have spent over two years before you agree to the next repair.

2

Parts are getting hard to find

Parts are getting hard to find

Once a model is obsolete, a repair can mean days without heating while a part is chased. If we tell you a part is no longer made, that is not a sales line, it is the practical end of that boiler.

3

It is noisy, slow to heat, or the pressure keeps dropping

It is noisy, slow to heat, or the pressure keeps dropping

Kettling usually means scale or sludge in the heat exchanger. Pressure that will not hold means a leak somewhere or a failed expansion vessel. Both are fixable, but on an old boiler both are also a sign the system is tired.

REPAIR OR REPLACE

So do you fix it or change it?

Under 8 years, first real fault

Fix it.

Fix it.

Fix it.

A boiler this age with one fault is worth repairing almost every time, and if the warranty was registered and serviced it may not cost you anything at all. Check the paperwork before you agree to pay for anything.

8 to 12 years, repair is small

Fix it, and start planning.

Worth repairing, but this is the point to stop assuming it will go on forever. Keep servicing it, and start thinking about what you would want to replace it with so you are not choosing in a cold week in January.

Past 10 years, repair is a third of a new one

Replace it.

Replace it.

This is our rule and we apply it to ourselves. Spending five or six hundred on a twelve year old boiler buys you an unknown amount of time. Putting it towards a new one buys a fresh 10 year warranty.

Once a part is obsolete the decision is made for you. If we tell you this, it is not a sales line, and we will show you why. The risk is being without heating for days while somebody chases a part that may not exist.
